New Developments in Home Improvement options add value
Australian homes built after the post war era and through to the long drought in the 1990's when wide eves were considered an unaffordable luxury by many, and an external shade structure was added as an afterthought - usually a timber pergola with a shadecloth structure.
In the previous decade, most patios were flat structures attached with 4 posts into concrete. In recent years the Al Fresco Living market has come of age. Curved roofs, gables, self opening sunroof structures with rain sensors are commonplace today. Modern design techniques and new pre-engineered building materials mean that products are usually pre-fabricated in a factory (such as the Stratco Outback). This speeds up the process, improves and makes Quality easier to control. Such projects are far more rapidly assembled on site to a streamlined installation system by skilled trades specialists in that system. The use of Colorbond and Hi Tensile steel improves the structural integrity of applications for high wind rated areas, structures located close to the sea or the highly corrosive environments around swimming pools.
Government Greensmart incentives and environmental factors have recently highlighted the importance and value of a covered outdoor entertaining area as a means of reducing reliance on power, on providing natural cooling and as a means of adding additional living space for the family to enjoy without the expense of moving or a major renovation.
Queenslanders value this outdoor lifestyle and this is what adds retained value to a property - but only if quality materials are used and the project design fully complies with building and council regulations. Therein lies the need to deal with a Patio Building firm which has the qualifications and expertise to produce a quality result that will look great long after budget products using low grade imported materials need to be replaced. This means that any value proposition should be determined with careful thought to whether the proposed structure will reveal the kind of return on investment that you expect at the time a property is sold; or if you expect its value is used to support new line of credit needs for other purposes.
Patio structures can be fully insulated with coolroom style materials technologies. The Stratco Cooldek roofing panel is a perfect example of how a solid foam sandwich panel between genuine Colorbond steel sheets provides ouststanding insulating properties and shelter, regardless of weather conditions. The Stratco Outback is the premium patios roofing solution that you can depend on throughout Australia that achieves a streamlined sleek finish and endless creative design possibilities.
The addition of an energy efficient fan and patio heater ensures year round amenity to a patio or alfresco entertaining area. Any outdoor kitchen, spa area, a variety of flooring options from decks, to paving, decorative concrete solutions can all be selected to create a special and unique project.
Other power reducing options include new LED patio lighting that can be plugged into a powerpoint using a transformer.
Consider also a louvre or fixed shade panel on the weather side of the open wall section. This also adds safety, privacy and security. New products are manufactured locally using powder coated aluminium materials that don't need to be painted, don't warp, corrode, crack or suffer from mould or vermin attack.
A Building firm connected to premium brand products such as the Stratco Outback and Knotwood engenders confidence in the product performance that is backed by meaningful product warranties and a streamlined building system that you can depend on. Using a reputable licensed builder to design and install your project will ensure that you are protected by project insurance, 7 year Builders' Guarantees on the workmanship and maintenance services.

Opportunity gained
When the stock market is in free fall, we tend to react by moving to safe havens such as bank guaranteed term deposits, bonds and high quality defensive stocks that are more likely to maintain dividends. At such times, the path through the options is fraught with risk while trying to forecast the turnaround point is hard enough for the experts to achieve.
One could invest in property, or move our savings to cash, which at best alleviates the risk of high losses in the short term. However, when the Share and Property markets are both in decline while interest rates are at risk of increasing all at the same point in the economic cycle, the options to maintain and indeed improve our wealth position are limited.
? How to preserve what we have worked hard to accumulate and continue to invest for the least risk and the best prospect of advantages going forward, is the question on everyone’s minds at present.
For a relatively small investment, this can serve to improve lifestyle and practical amenity in the short term, and add value to the property asset to realise returns on that investment as a longer term strategy. In the event of a sudden need to sell or when selling is desirable; or if the property is later used as collateral for other financial goals or needs, the improved value of the property produces better and more likely returns on investment that if those same funds were invested in most other asset classes.
The important proviso here is that a home improvement needs to be considered with care to ensure it will deliver that viable return into the future. Considerations to achieve best advantage include:
Selection of quality products, materials and reputable suppliers with a strong brand behind them and a proven track record of delivering quality. * Buying quality is an investment that will serve you well, long after price is forgotten.
The improvement should be designed with styling and colour schemes that has broad appeal and will not easily date. The design should make the property desirable but not risk overcapitalizing.
Energy savings potentials should be thoroughly investigated - including available government incentives and rebates as well as utility cost savings. New initiatives are being introduced to the building industry that will advantage households that create an alfresco outdoor living area. This may be a patio-deck that includes an outdoor kitchen facility that runs on gas. Shade and Ventilation create comfortable outdoor living areas in summer that reduce or remove the reliance on expensive air conditioning and prevents the sun from entering windows to remove otherwise sweltering hothouse conditions.
The latest in sunroof technologies for example: include sensors that automatically open and close in line with the prevailing weather conditions. This maximises the flexibility options to manage the flow of light, shade, weather protection and add beauty, lifestyle amenity and value to the property.
As energy costs increase (forecasts suggest a 60% increase in Queensland power utility costs in the year ahead), the value of an al fresco outdoor living area will be highly sought after. While savings do not perform well in declining markets, there can be no better time to invest in a well designed quality home improvement than the present. We know that Build costs will increase dramatically once the carbon tax is introduced (the HIA estimates that the cost of an average new home will increase by $6000 in 2012, the utilities costs to heat and cool most existing homes is already forcing many home owners to consider innovative solutions to reduce their cost of living).
